These Terms are the agreement between you and AEGIS PROP TECH LTD ("AEGIS", "we", "us"), a company registered in Nigeria. They apply whenever you use the AEGIS mobile app, the website at aegisproptech.com or any related service. By creating an account or using AEGIS, you agree to them. If you do not agree, please do not use AEGIS.
1About AEGIS and these Terms
AEGIS PROP TECH LTD runs a platform that helps tenants, agents, agencies and landlords find, list and complete property deals with more confidence. We verify identities, show trust scores, offer messaging and voice calls, and offer an escrow service for payments made through the platform.
AEGIS is not a landlord, agent, estate surveyor, lawyer or bank. We are not a party to any tenancy, lease or sale agreement between users.
Please read these Terms together with our Privacy Policy, which explains how we handle your personal data.
2Your account
- You must be at least 18 years old and able to enter into a binding agreement.
- Sign up with true, complete and current information, and keep it up to date.
- Choose your role honestly: tenant, independent agent, real estate agency or landlord. Agencies can add agents under them (up to the limit shown in the app) and must pass the extra checks for agencies.
- One person, one account. Do not create fake or duplicate accounts, and never use someone else's identity.
- Your username is unique and cannot be changed once you have chosen it. This helps prevent fraud and impersonation.
- You log in with a code sent to your phone. Keep your phone, your codes and any app lock (fingerprint, face or screen lock) secure. You are responsible for activity on your account until you tell us it may have been compromised.
If you think someone else has got into your account, email [email protected] straight away.
3Verification, badges and trust scores
To earn a badge you may be asked for your National Identification Number (NIN), photos of a government ID (front and back) and a selfie for a liveness check. Agencies are also asked for their business name, CAC registration number, office address, CAC certificate and the owner's ID. We may use identity verification providers to carry out these checks.
Badges read "AEGIS Verified Tenant", "AEGIS Verified Agent", "AEGIS Verified Agency" or "AEGIS Verified Landlord". They show that AEGIS reviewed the documents and details you gave and found them to match at the time of the check. The person is not an employee or representative of AEGIS.
A badge is not a guarantee. It is not an endorsement of anyone's honesty or of a property's title, and it does not protect against every kind of fraud. Always inspect the property, ask for documents and use your own judgment.
Trust score: every profile shows a score from 0 to 100, with tiers New, Trusted and Highly Trusted, plus the number of deals closed and reviews. The score goes up with ID verification and successfully completed deals, and goes down with upheld reports and lost disputes. We may adjust the rules to keep the score fair. If you think your score is wrong, email [email protected] and a person will review it.
We may remove a badge if information turns out to be false or out of date, or if the rules are broken.
4Listings and viewings
- Only landlords, agents and agencies who have the right or authority to list a property may post it. Posting may need an active subscription.
- Every listing needs one walkthrough video of the whole property and photos of its different areas. Show the real property and keep the listing up to date. For shortlets, one video is required and you can add as many photos as you like.
- State the rent or price honestly, and list every extra fee clearly, for example caution, agreement and service charge. An agent fee may be listed only on agent and agency listings, never on a landlord's own listing.
- Mark a property as rented or unavailable as soon as it is no longer available.
- We may hide or remove a listing that is misleading, duplicated, unsafe or against these Terms.
Each property and each profile has a share link. Anyone who has the link can see the public parts of that page.
View a property in person, or through someone you trust, before you pay anything.
5Messaging and voice calls
- Chats and calls are for property business. Be respectful. Harassment, threats and spam are not allowed.
- Tenants cannot message other tenants. A tenant can still view another tenant's profile.
- Chats cannot be deleted from the app. Messages and attachments stay so that they can serve as evidence if a dispute arises.
- Voice calls run inside the app. After a call, a line appears in the chat showing its length, or whether it was missed or declined.
- Never share your login code or password with anyone. AEGIS staff will never ask you for your login code.
6Escrow, fees and payouts
Where escrow is available on a deal, the tenant's payment is held under the AEGIS escrow arrangement instead of going straight to the other party. A typical deal works like this:
- 1You agree the deal in the app.
- 2The tenant pays through AEGIS.
- 3AEGIS confirms the payment has arrived.
- 4The tenant confirms the agreement has been signed.
- 5AEGIS releases the payment to the payout account the lister has confirmed.
AEGIS does not release escrowed money before the release conditions are met, unless a dispute decision or a legal requirement says otherwise. If a deal is cancelled, or a dispute is decided in the tenant's favour, money is returned as decided.
- Rentals and sales
- 4% of the rent or price: 2.3% paid by the tenant and 1.7% paid by whoever listed the property (agency, agent or landlord).
- Shortlets
- 5% in total: 3% paid by the tenant and 2% paid by whoever listed the property.
- What it is based on
- The rent or price only. It is not charged on the lister's other fees.
- Other fees
- Fees set by the lister, such as caution, agreement, service charge or an agent fee, are shown itemised and appear on receipts.
We show you the exact amount before you pay. We may change our fees with notice, and a change applies only to new deals.
Payouts: agents, agencies and landlords save their bank details in their profile. For each deal, the lister confirms whether AEGIS should pay that saved account or a different one, such as the property owner, a lawyer or a caretaker. AEGIS pays only the account that was confirmed, so you are responsible for making sure the details are correct.
Both sides can download a receipt for each completed payment.
Pay only through AEGIS for deals that started on AEGIS. If you pay cash or transfer money outside the app, escrow protection does not apply and AEGIS cannot recover the money.
7Subscriptions
Some parts of AEGIS need a paid subscription, for example posting properties, or opening property details and messaging agents as a tenant. The price, the period (for example three months or a year) and what is included are shown before you pay. Identity verification is free.
- Subscriptions are bought through the Apple App Store or Google Play and follow their billing and refund rules.
- A subscription renews automatically unless you cancel it in your store settings before the renewal date.
- We may change prices with notice. A change applies from your next period.
- Some features may be free for a limited time while listings are being added. We will announce when paid plans start.
8Reports, disputes and resolution
Any user can report any other user (tenant, agent, agency or landlord) or a listing. The report form lets you enter the person's username and describe what happened. Add evidence such as screenshots, receipts, photos or videos.
- AEGIS may open a conversation involving the people concerned and an AEGIS admin so the matter can be sorted out. We may look into a report before telling the person who was reported.
- For escrow deals, either side can open a dispute. Both sides can show evidence, and AEGIS reviews it and decides where the escrowed money goes.
- Our decision decides how AEGIS releases the escrowed money. It does not stop you from going to court or to the authorities.
- A person who loses a dispute, or has a report upheld against them, loses trust score points. Repeated or serious breaches can lead to suspension.
- Do not make false or malicious reports. Doing so can lead to action against your account.
Need help with a report or dispute? Email [email protected] or use Help & Support in the app.
9What you must not do
- Defraud, mislead or impersonate anyone.
- Upload fake documents, fake listings or fake reviews.
- Take payment outside AEGIS to avoid escrow or fees on a deal that began on AEGIS.
- Collect, copy or scrape data from AEGIS, or share other people's personal data.
- Harass, threaten or discriminate against anyone.
- Upload content that is illegal, violent, sexually explicit or that you have no right to use.
- Spread malware, attack or probe our systems, or try to get around security.
- Use AEGIS for money laundering, terrorist financing or any other crime.
- Manipulate trust scores, reviews or verification.
10Your content and our rights
You own what you upload, such as photos, videos, text and reviews. You give AEGIS a non-exclusive, worldwide, royalty-free licence to host, display, copy and process it so that we can run the service, including showing listings to other users and carrying out safety and fraud checks. Only upload what you have the right to use.
The AEGIS name, logo, design and software belong to AEGIS PROP TECH LTD. You may not copy or reuse them without our written permission. Reviews must be honest and based on real dealings.
11Suspension and ending your account
- We may warn, limit, suspend or remove an account or listing that breaks these Terms, creates risk for others, or where the law requires it. We try to explain why where we can.
- You can delete your account from the Profile tab in the app, or by emailing [email protected]. Some records must be kept, as explained in the Privacy Policy.
- Money in escrow for open deals or disputes stays under these rules until the matter is resolved.
- Parts of these Terms that are meant to continue, such as disputes, liability and governing law, continue after your account ends.
12Limits of our responsibility
We work hard to keep AEGIS accurate and available, but it is provided "as is". As far as the law allows:
- AEGIS is not responsible for what users say or do, for the condition, title, legality or price of any property, or for deals made outside the platform.
- We are not liable for indirect losses or lost profit, or for interruptions caused by things outside our control, such as network failures, power cuts or provider outages.
- Our total liability to you for any claim is limited to the fees you paid AEGIS in the 12 months before the claim. This does not limit our duty to handle escrowed money as set out in these Terms.
Nothing in these Terms excludes liability for fraud, for death or personal injury caused by negligence, or for anything the law does not allow us to exclude.
13Changes to these Terms
We may update these Terms from time to time. For important changes we will tell you in the app or by notification, and the "last updated" date at the top will change. If you keep using AEGIS after a change, you accept the new Terms. If you do not agree, stop using AEGIS and delete your account.
14Governing law and contact
These Terms are governed by the laws of the Federal Republic of Nigeria, and the courts of Nigeria can hear any claim. Before starting a claim, please contact us so that we can try to settle it in good faith.
